Assumable Homes in Jacksonville

Some homes come with a better mortgage than you can get today.

Each week, Belle Époque compiles a list of Jacksonville homes for sale with assumable FHA and VA loans. These are mortgages a qualified buyer may be able to take over, often at a rate set years ago.

When rates rise, the loan can matter as much as the house.

Certain government-backed mortgages, FHA and VA loans among them, can transfer from seller to buyer. If you qualify, you keep the seller's original rate and remaining term instead of starting over at today's rates.

Few buyers know these homes exist, and fewer agents look for them. We do.

What to know first

  1. You have to qualify. The loan servicer reviews your credit and income, much as a lender would, and you will generally need to live in the home.
  2. There is usually a gap. If the home sells for more than the remaining loan balance, you cover the difference, with savings or other financing.
  3. It takes patience. Servicer approval commonly takes 60 to 90 days or more, so the contract needs to allow for it.

We walk you through every step and can connect you with a lender experienced in assumptions.
